Cancellation Policies Bed and Breakfast Guests: If you cancel by Noon (CST), one week prior to your arrival you will not be charged or have any financial penalty. If you cancel after 12 Noon (CST), 7 days prior to your original arrival date you will receive a refund only if we are able to rebook the days you have cancelled, minus a one night cancellation fee. If we rebook only partially, you will receive a refund only for those days rebooked. You will receive a Cancellation number from us via email or by voice once your cancellation request is received and the rebooked refund is processed at the time we are able to rebook the room. You should retain this cancellation number as proof that you officially cancelled the reservation. The one-night fee for a late cancellation is never refundable; therefore, one night bookings are non-refundable if cancelled after confirmed. No shows are charged the full invoice amount - NO refunds on any part of the stay. Guests who are allowed to book for one or two nights (less than the 3 night minimum stay policy) and cancel after the 7 day cancellation period or do not show do not receive a refund. These cancellation polices are non-negotiable. We are not a large hotel chain: we do not have regular walk-in traffic or vacancy signs and we do not overbook rooms in expectation of last minute cancellations. Most of our guests book 3 months to 2 weeks in advance of their arrival; so we cannot guarantee that any rooms cancelled after our cancellation policy deadline will be rebooked. Please note if you book through a third party website or travel agent you should also receive a confirmation from us or contact us within 48 hours of booking or canceling to request one. We are not responsible for any over-bookings made through a third party website, travel agent or on-line agent. Apartment Rental Guests: If you rent an apartment unit (Bucktown, Wicker Park or Two Urns) a $300 non-refundable deposit is due at the time of booking. You will receive a Cancellation number from us via email or by voice once your cancellation is processed. If you cancel anytime before 30 days prior to your arrival date you will not be charged any other additional fees other than the $300 non-refundable deposit. Non-refundable means not given back. However, if you wish to reschedule your stay prior to the 30 day deadline we will gladly transfer the $300 deposit to any apartment rental or B&B guestroom available. If you do not have a future date to reschedule it is then not a rescheduling, but a cancellation. Your $300 deposit is not refundable if in the future, you decide to reschedule or cancel the subsequent dates within the normal cancellation period. If you cancel anytime after the 30 days prior to arrival date you will receive a refund only if we are able to re-book the apartment as an apartment or as guestrooms (whatever is possible). We make every effort to recoup as much as possible, but cannot refund you until after the end date of your original booking has occurred. The $300 deposit is non-transferable to other dates if cancelled less than 30 days prior to arrival. Most of our apartment renters plan in advance and book 3-4 months prior to arrival and we cannot guarantee that we will be able to rebook less than 4 weeks prior to arrival.

Chicago Bed & Breakfast Establishments are required to be licensed and inspected, but not all are, if we do not have space, please check with one of our city licensed and inspected colleagues at: www.chicago-bed-breakfast.com the ONLY website where only licensed and inspected B&Bs can be found.
